We just got back from meeting with our realtor today. We put an offer in on the Donna Street house. She is going to try and present our offer to the seller in person either this afternoon or tomorrow morning. Then the seller has 24 hours to get back to us with a counter-offer. So now we just have to sit tight and wait.
Update: Our offer was $13k less than her asking price. She countered by lowering her price by $5k. So then we countered back, but she said no. $5k less than asking price is the lowest that she's willing to go. So at this point we're at a standstill. It's not looking good :(

have you thought about accepting her 5K less offer but ask her to pay all the closing costs, etc...?
That'd be a worse deal from her than what we countered with. Closing costs will be ~$8k, so that puts her at $12k less than her asking price. We offered $9k under her asking price in our counter.

Well, we've decided to walk away for the time being. We may go back to it--it's definitely our favorite--but we've realized that we can get a better interest rate than we thought. That makes some houses that were previously out of our price range affordable. So, the adventure continues this weekend...

Yes-- good luck this weekend. I am glad interest rates declined there too-- they have also dropped around cinci and it is truly a buyers market so I am optimistic for you. Here's hoping for a great home at a great price!-love,
